Located on one of Edmonton’s busiest thoroughfares – 170th Street and bounded by Mayfield Road, 107 Avenue and 109 Avenue, the Finning property, when initially acquired in 2006, was the head office of Finning Canada, seven industrial buildings and ancillary shop structures as well as excess lands. The total site is just under 30 acres.

The purchase of the lands included a sale-leaseback with Finning International Inc. with an agreement to build an 80,000 square foot office building that has now been completed and leased entirely to Finning. Finning has vacated and remediated the remaining lands and Terracap has developed the master plan that calls for a total of up to 500,000 square feet of Class A office space, 80,000+ square feet of retail and a 126 room extended stay hotel.

With the Edmonton economy expanding, the office market in West Edmonton is expected to re-bound in the next few years and the prognosis is for demand to increase as oil prices remain relatively high.

There are 80,000 square feet of retail pad / inline leases under negotiation, with tenants such as TD Bank, Dairy Queen, Quiznos, Fat Burger and others already committed. In addition, a 126 room Staybridge Hotel by IHG has now been completed and is currently open for business. As well, a further 30,000 sf office building for Golder Associates has been completed on the site. All site servicing is nearing completion for the entire development.
